Rent to Own Investment Overview

You, as the investor, qualify for a first mortgage and go on title of a purchased property. This property will be bought by a qualified tenant-buyer at the end of the program, which usually runs 2-3 years. The typical home purchased in a rent-to-own program is a 3 bedroom, 1 1/2 to 2 bath home, with a finished basement, garage and fenced yard. If this home costs $300,000, the investment would be about $65,000 (20% down payment plus acquisition and closing costs). You will need to arrange for insurance, and spend time with the lawyer for closing on and reselling the property. You are protected because you are on title.
We supply and qualify the tenant-buyer. We collect the rent, pay the mortgage, taxes and insurance. We manage the investment, and deposit your cash flow into your account.
Because the tenant-buyer is living in the property they will own, they tend to look after the property. They are responsible for all minor repairs under $1,000. With a 2-3 year investment timeframe, the risk of large repairs is mitigated by the property inspection. At the end of the program, the tenant-buyer buys the property at a pre-determined price.
