Creative Financing - Course Outline

Most people think that only the wealthy can invest in real estate.  Most people think that buying an investment property means going to the bank with a 20% down payment, and if you earn enough, the bank will lend you 80% of the purchase price as a mortgage.

Creative Financing is about thinking outside the box.  It is about realizing that anyone can invest in real estate.  It is a change of mindset.  It is about understanding a seller’s motivation, and offering a solution that creates win-win results.  Come explore options on how to use Other People’s Money to finance your real estate investments, often to 100% of the purchase price, or even more!  The course also touches on buying investment real estate in the U.S., and on the importance of succession planning.

This course is presented over 6 evenings sessions, 2-3 hours per session, or over a 2 day weekend.   It is given online, live, in small groups of no more than 10-12 students, so that time can be spent looking at transactions that students are working on.

By the end of the course, the student will:

  • have an understanding of different ways to structure financing of an investment property using little of their own money;
  • have an understanding of what investors want to know about them, and have a framework for presenting themselves to investors;
  • know what they need to learn about their partners to create win-win real estate transactions; and,
  • know how to present a real estate transaction to potential partners.
